Landmarken AG has acquired a commercial property measuring around 12,000 square meters in a central location in Düsseldorf and will develop an office campus with additional uses there. The potential floor space is around 30,000 square meters GFA.
The property at Mindener Strasse 12–22, which comprises several older existing buildings, is still the headquarters of Soeffing Kälte Klima GmbH, but the company will relocate in 2025. This gives Landmarken AG time to develop an attractive architectural and utilization concept tailored to the location. "We are now starting the planning process in order to leverage the great potential of this excellently connected site," says Peter Hempel, project manager responsible for the Landmarken Office and Special Real Estate unit. Unit manager Nils Perpeet, who is himself from Düsseldorf, formulates the goal: "We will create an ecologically and socially sustainable office campus. We want to strengthen the community again in a healthy environment. The location is ideal for meeting the expectations of new, modern working environments."
In the immediate vicinity of Düsseldorf's district and regional courts, numerous shops and restaurants will ensure that future users have everything they need close at hand. The Oberbilker Markt subway station is just around the corner, and Düsseldorf Central Station is within walking distance. The district is currently undergoing rapid development as a location for public authorities, with the State Audit Office and the Technical Town Hall, among others, moving into the immediate vicinity. This makes it an interesting location for both private and public users. As a valid development plan is in place, a building application can be submitted at any time.
The acquisition team at Landmarken AG, led by Patrick Leenings, had been in contact with the previous owner since 2019. This spring, the off-market deal was finally completed.
