Sustainable commercial and multi-tenant industrial park

In Leipzig, in the industrial park on Göhrenzer Straße, ecoPARK has developed a business park on a site of approximately 75,000 m², featuring about 30,000 m² of warehouse space and 3,500 m² of office space.

On the remaining available spaces in “ecoPARK Leipzig-West,” companies have the opportunity to conduct research, manufacture, and store goods in a flexibly usable and sustainably designed building.

In addition to warehouse and office spaces, which are sustainably designed with a wooden roof structure and photovoltaic panels on the roof surfaces, the building is also equipped with heat pumps. This significantly reduces dependence on fossil fuels. The building, designed as “BEG40EE,” has achieved DGNB Gold certification. The project was completed in November 2023.

ecoPARK Leipzig-West is located in the Markranstädt-Kulkwitz industrial park. Markranstädt is situated approximately 10 kilometers from downtown Leipzig in the district of Leipzig. Its location in a green setting, the excellent local transportation network, and its proximity to Leipzig-Halle Airport and the highways all contribute to the appeal of this town on Lake Kulkwitz. ecoPARK Leipzig-West is very well connected to the transportation network; it is located directly on the B186, a direct feeder road to the A38. The A9 is also easily accessible.

Building Standards

Nachhlatiger Business Park

A new building is being constructed at ecoPARK Leipzig-West, featuring warehouse and office space designed with sustainability in mind, including a wooden roof structure and solar panels on the roof. Thanks to the solar power system, tenants can use the electricity generated on-site to power production equipment, for example.

Floor Construction and Load-Bearing Capacity
Monolithic steel-fiber-reinforced concrete slab, with a surface load of 50 kN/m² in the warehouse area and 3 kN/m² in the office area (heat- and impact-sound-insulated cement screed)
Goals
At least one ground-level door per unit with an electric sectional door; additional doors with loading docks as needed (e.g., at least one per 1,000 m² of warehouse space)
Ceiling height
Warehouse with a clear height of 10 m, office area with a minimum height of 2.8 m
Facade
Kingspan Quadcore sandwich panels, 100 mm thick or similar
Roof structure
Roof structure consisting of galvanized and coated trapezoidal sheets, vapor barrierand thermal insulation made of PIR, structuralpre-installation for a photovoltaic system
Ceiling construction
Exposed wooden ceiling in the office area with high-quality exposed installation on a wooden support structure, or alternatively with an integrated grid-suspended ceiling
Column grid
The standard span in the hall is 12 x 24 m
Windows and Doors
Thermally broken aluminum windows in the offices, electric sunshades, aluminum-framed exterior doors, hall windowsmade of wood
Smoke and heat exhaust system
Skylights with integrated smoke and heat exhaust vents, hall with vertical skylight strips
Heating / Cooling
The hall is heated by electric heat pumps and can also be designed for cooling, including office cooling via concrete core activation and ventilation

LED lighting in the hall at 200 lux and at least 500 lux in the administrative area, divided into individual circuits
